Searching for Accommodation:

We think your property search should be simple. There are three options to choose from when beginning your search for accommodation.

  • Website: where you can refine your search and concentrate on only those properties that appeal to you. If you want to access a complete list of all our available properties then simply click here
  • Call: To speak to one of our letting agents, you can call us on 0121 472 7000. All our agents are experienced in student lettings and will be able to assist all types of enquires.
  • Office: If you want a professional hand in selecting the right property for you or your group, visit our office on Bristol Road. We can discuss your exact requirements and help you identify properties that are in line with what you are looking for.

We strive to find accommodation that fall into our core values of being modern, affordable and close to the university. We take into account your budget and aim to get you the best deal for what you are looking for.

Arrange a Viewing:

We must give 24 hours notice to tenants before arranging a viewing, viewing will only take place before this time with the full consent of the tenants. We advise you to arrange your viewings with this in mind. Once you have shortlisted properties that you would like to see, simply call our office on 0121 472 7000 or send us an email to let us know when you are available to view.

Reserve a property:

Once you’ve found the right property for you, it’s time to move quickly. We are not able hold ANY rooms without a deposit or holding fee. To reserve a property we require the deposit and first month’s rent in advance. If you need time to arrange this sum, you can pay a holding deposit of £50 per person or £250 per property whichever is greater. Once the holding deposit is collected we stop advertising the property for a maximum of 5 days. (This money is deductible from the total money due on signing contracts)

Sign the contract:

Signing your contract is the final stage of securing your student house. We will require the following documentation and IDs as part of this process:

  • Student IDs (University card/ letter of acceptance)
  • Photographic ID i.e Passport/ drivers license
  • Drivers license or bank statement with parental home address
  • National Insurance no.
  • A completed rent guarantee form signed by your parent or guardian (must be provided within 10 days of signing tenancy agreement)

Make a payment:

Payments can be made in cheque, cash or bank transfer (appropriate receipts will be provided).

Collect Keys/Move in:

Once the contract has been signed, initial payments made and standing orders for the rent in place, simply call our office on 0121 472 7000 in advance and we will ensure that your keys are ready for collection. Please note, as 1st and 2nd of July are extremely busy, it is important that you book a time in advance if you require to move into your accommodation on one of these days, in order to avoid disappointment.  We will carry out one inventory inspection for the whole house on the date that the first set of keys are collected, on this date the first (representative) housemate will be required to sign on behalf of the house to confirm they agree to the condition of the fixtures and fittings provided at the property.

(We would advise you to bring a camera on this day so that you can take photographs for your records). We will also be taking our own set of photos.

Fees/ Charges

We charge an administration fee of £40 per person (3+ bedroom houses) OR £55 per person (1-2-3 bedroom flats) payable at the time of contract signing.

Out of hours call out fee where you have lost your keys or left them at your parental address

we charge a call out fee of £35 before 9pm and £55 between 9pm-9am.

Weekend call out charge:

We charge a call out fee of £65 on weekends.

Council Tax

Council tax exemption certificates are provided to all full time students when they enrol on their course. Tenants are responsible for forwarding a copy to Birmingham City Council’s tax department as well as a copy to KB Roman in order to ensure that they are exempt from paying council tax otherwise they will be responsible for paying any monies due during the course of the tenancy. You can request a certificate from the University Guild.

Emergencies

All tenants must ensure that they are familiar with the location of the water stop cock (usually situated under the kitchen sink or near the sink) as well as the gas (usually situated by the front door or located outside the front of the property in the white box) and electric fuse board (by the main entrance door. Electric meter, usually in bedroom 1).

All hallways, stairs and landings must be kept clean and clear at ALL times at these are an escape route in the event of an emergency. You must also ensure that access to the aforementioned utilities are available to these at all times.

In case of a Gas leak

If you smell gas or you suspect a gas leak then open the doors and window immediately to allow fresh air to come into the house. Secondly ensure all gas appliances (cooker and boiler) are turned off, including the main control on the meter. Once you have taken the safety measures call the National Grid Gas Emergency also known as Transco immediately on 0800 111 999

Note: Gas leaks are dangerous so please do not try to fix the leak yourself, call Transco immediately.

Water leak

If you have a water leak inside the property then firstly turn the water of at the main stop cock and then contact KB Roman to report the problem. However in the event of water leak outside your property, turn off the water at the mains and then call Severn Trent Water on 0800 113 5000

Electricity

If you have had a short-circuit or power cut in the house, check the fuse box to see if the fuse has tripped if it has, then reset the circuit breaker. If you are unable to do this then call KB Roman and we will arrange  for an electrician to come and look into the problem.

Locked out

Our office hours are Mon-Fri 9.30- 17.30. If you require our services outside of office hours

Out of hours call out fee where you have been locked out of your property without your keys,

we charge a call out fee of £35 before 9pm and £55 between 9pm-9am. (this cost is for access and not key cutting)
